4,100 acre year round lease in Zavala County approximately 7 miles south of LaPryor and 8 miles north of Crystal City. Classic South Texas mesquite brush country, lots of drainage, rolling terrain. There are lots of good roads cut throughout the property which provide better access to the brush and an increased amount of terrain for “joy riding”. The property has about 3.5 miles of Nueces River frontage. There is a dam about 4 miles downstream that creates a small lake (reservoir). We are on the top end of this reservoir and it makes our entire river frontage approximately 60 yards wide and 20 feet deep (even in drought conditions). The water is a clear/blue/green color, not muddy like most rivers that you find in South Texas. It is perfect for taking the kids swimming in the summer, launching a small boat/canoe/kayak, or tying out limb lines if you like big catfish. The river bottom supports an entirely different ecosystem than the brush and has huge live oak trees, some of
which are over 5’ in diameter at the trunk.

Feb-April Mule Deer Draw, While most Big Game licenses are allocated by
the spring Draw, over-the-counter bull elk
licenses are available during 2nd and 3rd rifle
seasons. Over-the-counter archery elk and
pronghorn licenses are also available.
This a non guided, do it yourself hunt. We can give experienced advice of the area and wildlife. And have access to cooking staff or cleaning if wanted, at an extra charge. This is a very highly desirable hunting area in management area 31. We have main ranch house, 3 base camp cabins and 2 upper camp cabins at 8600 elevation. Kitchen's at each camp. The ranch is 1200 HighFence. We have nice accom. Each hunter can harvest 1 trophy, 1 management, 2 does, and 1 exotic. This is an annual lease and has ALOT of dove and quail. the ranch has not been hunted in 2 years. We flew the ranch in mid Nov and had a unit count of over 100 whitetails. We will also be releasing 10-15 breed does all from 200 class deer, and 4-8 bucks 2 1/2 years or older all from 200 class deer. feeders and blinds are set up on the ranch and we will start protein feeding in march-sept, which is included in the price. guests are welcome and the lodging will sleep over 12 people and has 4 baths and a wash room. there is a nice 30x30 concrete patio with built in fire pit covered parking and much more.
